By using austin-tx.us, you agree to these terms. If you don't agree, please don't use the site. These terms are governed primarily by U.S. and Texas law, as set out below.

1. What this service is

austin-tx.us organizes publicly available property, permitting, zoning, and floodplain information for Austin, Texas addresses, and offers an optional paid "claim" feature that lets a verified address owner or occupant add their own content to that address's page. It is an independent project, described fully on our About page. It is not affiliated with, endorsed by, or operated by the City of Austin, Travis County, or any government body.

2. Not official information, not professional advice

Everything on this site is provided for general informational purposes only. It is not a flood determination, not a substitute for a licensed survey or an elevation certificate, not legal advice, not tax advice, not engineering advice, and not a substitute for the City of Austin's, Travis County's, or any licensed professional's own determination. Where a decision genuinely depends on accuracy — an insurance question, a permit application, a property purchase, a tax protest — confirm directly with the relevant government office or a licensed professional. 3. No warranty on data accuracy

Data displayed on this site is drawn from public government sources and displayed as retrieved, with a retrieval date shown alongside it. We do not guarantee that any fact is current, complete, or accurate, and we expressly disclaim all warranties, express or implied, regarding the accuracy, completeness, or timeliness of any information on this site, to the fullest extent permitted by law.

4. The founding claim purchase

Submitting the form at Claim Your Address is a request for us to verify your connection to an address, not a completed purchase. A binding purchase — the $119 one-time founding fee, or any ongoing tier — is only formed once we issue an invoice and you pay it. Before payment, either party may decline to proceed (for example, if we cannot verify your connection to the address). Founding reservations are free of charge and non-binding. Refund terms for paid tiers will be published on this page before paid checkout launches; no payment is collected until then. Ongoing subscription tiers (Pro, Storefront, Agent Unlimited) renew on the cadence you select (monthly or annual) until cancelled; cancellation terms will be confirmed at checkout once our payment system is finalized. You can withdraw a reservation at any time by emailing howdy@austin-tx.us. Cancellation mechanics for paid subscriptions will be published here before paid checkout launches.

5. Acceptable use

You agree not to: use this site to identify, locate, contact, harass, or cause harm to a specific resident or occupant of any address; scrape, bulk-download, or systematically extract data from this site other than through normal browsing or any API we may explicitly publish; misrepresent your connection to an address when submitting a claim; submit false, defamatory, or unlawful content through the claim feature; or attempt to interfere with, disrupt, or gain unauthorized access to the site or its underlying systems. We may suspend or remove access, or take down claimed content, for a violation of this section without prior notice.

6. Claimed content

If you claim an address, you're responsible for the accuracy and legality of any photo, description, or other content you add. You represent that you have the right to post what you submit and that it does not infringe anyone else's rights or violate any law. We may remove claimed content that violates these terms or our acceptable-use policy, or that we're required to remove by law.

7. Intellectual property

The site's design, original text, and software are the property of EZOSHosting. Public data displayed here remains subject to the terms of its original government source, described on our Methodology page; we don't claim ownership over the underlying public records.

8. Limitation of liability

To the fullest extent permitted by law, EZOSHosting is not liable for any indirect, incidental, consequential, or special damages arising from your use of this site or reliance on information it displays, including but not limited to decisions related to flood risk, zoning, permitting, or property transactions.

9. Governing law and disputes

These terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Exclusive venue for any dispute is Travis County, Texas.

10. Changes to these terms

We may update these terms as the site or applicable law changes. Material changes will be reflected by an updated "last updated" date above; continued use of the site after a change constitutes acceptance of the revised terms.
